NOTICE OF SHERIFF’S SALE

 

By virtue of a certified copy of a Default Judgment and

Entry of Decree of In Rem Foreclosure to me directed

by the Clerk of the Ohio County Superior Court in a certain

cause number 58D01-1911-MF-000011 upon the

dockets of said court, wherein The Friendship State

Bank is the Plaintiff and Megan L. Dugan, et al are the

defendants, requiring me to make the total sum as

provided for in said Decree with interest and costs, I will

expose at public sale to the highest bidder, on the 21st

day of April, 2020, at the hour of 10:00 a.m. or as soon

thereafter as is possible, at the office of the Ohio

County Sheriff, 123 S. Mulberry Street, Rising Sun, Indiana,

the following described real estate located in Ohio

County, Indiana, to-wit:

 

A part of the Northwest Quarter of Section 29,

Township 4 North, Range 1 West of the First Principal

Meridian located in Randolph Township of Ohio County,

Indiana describe as follows:

 

Commencing at an iron pin marking the Southwest

corner of the NW 1/4 of Section 29, Township 4 North,

Range 1 West; thence N 89 degrees 43’ 00” e WITH

THE South line of the Quarter Section 1455.91 feet to

an iron pin, the point of beginning; thence N 48 degrees

06’ 25” west 811.24 feet to an iron pin; thence

with the southeasterly line of a 17.347 acre parcel (Survey

D-9-97-58-19; 29-4N-1W 1) the following two

courses:

 

1. N 41 degrees 53’ 35” E 588.56 feet to an iron pin;

and

2. N 70 degrees 22’ 05” E through a building 60.96 feet

to a P.K. nail;

 

Thence with the centerline of Rohlfing Road the following

five chords:

 

1. S 19 degrees 49’ 10“ E 66.19 feet to a railroad spike;

2. S 17 degrees 39’ 45“ E 253.55 feet to a railroad

spike;

3. S 30 degrees 23’ 40“ E 499.75 feet to an iron pipe;

4. S 44 degrees 56’ 35“ E 165.69 feet to an iron pipe;

5. S 48 degrees 41’ 45“ E 232.49 feet to an iron pipe;

 

Thence S 89 degrees 43’ 00” W with the South line of

the Quarter Section 485.91 feet to the point of beginning.

 

This tract contains 10.00 acres and is subject to the

right-of-way of Rohlfing Road. This metes and bounds

description was prepared August 17, 1999 by Roger

Woodfill, Indiana R:S S-0161 as part of Survey 09-99-

58-135; 29-4N-1W-1 filed with the Ohio County Recorder.

More commonly known as: 7687 Rohlfing Road,

Aurora, IN 47001

 

Together with rents, issues, income and profits thereof,

said sale will be made without relief from valuation or

appraisement laws.
